Hot Rubberized Crack Filler

Here is where you will save the most money if you spot cracks early. The savings here are huge, neglected cracks allow water to get underneath destroying the foundation of the asphalt. That's a sure way to end up with parking lot replacement! Crack filling early, as part of your parking lot maintenance, will greatly extend the life of your asphalt.

We use MasterSeal CrackMaster crack fillers. This is hot rubberized crack filler pliable in freezing temperatures and applied with a low profile banding machine to help reduce the damage caused by plowing during the winter months.

Sealer

We apply a quality high performance MasterSeal™ sealer which is a mineral filled asphalt emulsion designed to protect and beautify all asphalt pavements.

Asphalt Based Sealers are made using asphalt emulsion which is asphalt cement emulsified with water using an emulsifier to homogenize and stabilize the emulsion. Asphalt cement is the binder used in asphalt pavement,. Therefore, when you use an asphalt based sealer you are using the same product that was used to hold the driveway aggregate in place to begin with and you are adding back asphalt particles to the pavement which acts like a rejuvenator. Additionally, they do not check and crack.

There are many benefits to using emulsion based pavement sealers but the biggest seems to be the safety issues. Emulsion sealer is fast becoming the only sealer allowed for the re-sealing asphalt pavement because of environmental issues and new regulation enacted by the EPA in an effort to protect our ground water from pollution. It has near zero VOCs and is completely environmentally friendly and this product is not hazardous.

Emulsion based sealers have many benefits over other oil based sealers including:

  • More scuff resistant
  • Superior UV resistance
  • Faster cure rate than coal tar or oil based sealer
  • Earlier striping and traffic release
  • Increased flexibility
  • Excellent moisture resistance
  • It usually has slate or other adhesion additives added in production eliminating the need for additional sand
